Maintenance Director is responsible for maintaining the safety,
cleanliness and overall operational functioning of the community.
This role oversees the upkeep of the interior and exterior of the
building, equipment, and grounds, ensuring a safe and well
maintained environment for residents, visitors, and team members.
The Maintenance Director ensures compliance with all applicable
local, OSHA, state, and federal regulations, including Life Safety
requirements. Responsibilities also include managing and
coordinating all outside maintenance vendors and service contracts.
As a key member of the leadership team, this position works
collaboratively with other department leaders to support the smooth
operation and overall success of the community. As a Maintenance
Director, you can expect a range of responsibilities and tasks.
Here are some general expectations: You will be a key leadership
team member, coordinating the elder’s maintenance needs with the
Executive Director and Leadership team. You will participate in new
team member orientation by providing training on life safety
procedures, including evacuation and fire drills, disaster
planning, MSDS, and other critical safety topics. You will
coordinate and conduct resident evacuation and maintenance safety
orientations. You will conduct regular safety in-services for all
team members. You will ensure the turn-over of apartments after
move-out so that a rent-ready apartment is always available. You
will handle maintenance requests and manage a maintenance Log with
a list of requested and completed repairs. You will oversee
community equipment to ensure it is ran properly, repaired as
needed and team is trained appropriately. You will follow TELS
program to complete preventative maintenance on a scheduled basis.
You will understand and abide by OSHA Regulations, Fire Marshall
and Life Safety regulations, and other city and county regulations
regarding the safety of the elders, and maintenance of the
building. You will maintain and monitor contracted services for
community elevators, HVAC, hot water, landscape, and other
community operations as needed. Qualifications Minimum three to
five years of maintenance experience with working knowledge of
carpentry, painting, plumbing, electrical, and/or HVAC systems.
Possess a mechanical aptitude. Desire and talent to work with a
high-functioning, empowered team. Ability to provide excellent
customer service to residents, families, visitors, and vendors.
Ability to work well with people in emotional or stressful
situations. Strong organizational and time management skills. Good
verbal communication skills and the ability to read, write, and
speak English with residents and team members. Ability to pass a
criminal background check. Ability to perform job responsibilities
