Job Description:
Caliber is seeking a full-time Construction Manager to join our
team in Scottsdale, AZ. The Construction Manager is an experienced
leadership role that requires strong supervision and organizational
skills to ensure our projects are completed on time and within
budget, providing the best outcome for our assets and investors.
The Construction Manager should portray Caliber's Culture and
ensure all team members are working together with our trade
partners following Caliber's Core Principals.Primary
Responsibilities:
Works closely with Chief Development
Officer, VP of Construction, Acquisition Team, Asset Management,
Development Manager and Construction Project ManagersPrepares and
maintains construction schedule, identifies, and solves problems to
keep the project on scheduleReviews the plans and specifications
daily for constructability and construction schedules and advise
the project team of issues or deficiencies. Understand the project
plans and specifications Establishes the Punch-list process and
close-out procedures with the Project Manager, Owner, and Architect
before trade contractor work starts- Maintain a zero
Punch-listApproves construction projects by conducting inspections
at critical phases, obtaining approvals from buyers Forecast
project financials and Cost to Complete and update Vice President
and Development teamAssist with writing contracts and keeping
accurate record of contracts, budgets and change ordersUnderstand
the contract between Caliber Development and the owner Prevents
fines and interruptions by complying with and enforcing codes
Maintains positive relationship with customers, contractors,
suppliers, and other employees Must have a strong knowledge of
construction and be able to follow a project from start to
finishCurrent knowledge of the construction market and industry to
include but not limited to industry pricing and schedulesMaintains
safe, secure, and healthy work environment by following and
enforcing standards and procedures, complying with legal
regulations Qualifications:
Minimum 10 years of construction
experience with majority being in Commercial -Minimum 6 -years as a
Construction ManagerConstruction Project Management experience is
mandatoryKnowledge/Skills/Abilities:
Must have a strong knowledge of
Commercial Construction and be able to follow a project from start
to finishMust possess strong leadership, supervision,
communication, and organization skills be able to work with
multiple trade partnersAbility to read and understand drawings and
make corrections or value engineer as neededMicrosoft Program,
Buildertrend, Sage ExperienceAbility to understand construction
scopes of worksUnderstands trade contractor and supplier contract
scopesAbility to problem solve and escalate issues
accordinglyPhysical Demands:The job is performed indoors and
outdoors in a variety of settings. Must be able to navigate and
inspect all areas of jobsite in various types of weather; this may
include but not limited to walking, climbing, reaching, bending,
crawling, or stretching. Ability to communicate orally with
management, co-workers and vendors. Regular use of the telephone
and e-mail for communication. Regular standing or sitting for
extended periods. - The ability to hear, understand, and
distinguish speech or other sounds (for example, machinery alarms
or alarms). Clarity of vision at approximately 20 inches or less
(this is, working with small objects or small print) and at 20 feet
or more. Exertion of up to 30 lbs. of force occasionally. Exposure
to characteristic construction site dangers. Personal Protective
safety clothing/gear (including appropriate clothing, shoes,
gloves, hardhat, and goggles) are occasionally.
