Job Description SummaryAs a National Warranty Service Manger (Build to Rent) working for Taylor Morrison you will be responsible for managing the Build to Rent warranty team including developing and maintaining a strong professional relationship with team members, and for developing and maintaining outstanding customer service after unit handoff to the Property Management Company.This position is located in Scottsdale, AZ and will be an office-centric hybrid. There will be an opportunity to work from home a couple of days a week depending on the needs of the business.Job DetailsWhat You'll DoWe trust that as a BTR National Warranty Service Manger you will:Manage the warranty team members to ensure prompt and accurate response to requestsDevelop a Build to Rent warranty playbook including systems and procedures that can be deployed nationallyEvaluate all Build to Rent warranty requests from local community property management teams and determine if the request is a warranty item or a operational maintenance itemCoordinate a large group of trade partners with local property management teams to schedule times that residents will be unaffected.Follow up visits with property management to ensure work is clean, complete, and timelyFollow up with contractors and property management to verify work is scheduledNegotiate, pay, and verify pricing with trade partners contracted costsMonthly review and tracking of warranty trendsPrepares weekly payrollThorough documentation of all warranty claimsResearch areas of concern to effectively determine action/solutionsManage a high volume of warranty calls in a timely mannerRegular detailed reporting of warranty data to the Corporate TeamBudgeting of warranty as neededDirect and manage the warranty team: hire, develop and retain team membersYou are willing to perform other duties as assignedWhat you will need: (competencies, behaviors & attributes) Business AcumenDeveloping Direct Reports and OthersDrive for ResultsPriority SettingSelf-KnowledgeSound Like You?You might be just who we're looking for if you have...College degree, military service, or work-related experience in customer service field preferredPrior management experience is requiredStrong knowledge of Buildpro warranty system a plusExceptional communication skills and follow upMust bring exceptional organization, scheduling, follow up, and planning skillsMust have a minimum 3-5 years in an industry related fieldFLSA Status: ExemptWill have responsibilities such as:Interviewing, selecting, and training employeesSetting rates of pay and hours of workAppraising productivity; handling employee grievances or complaints, or disciplining employeesDetermining work techniquesPlanning the workApportioning work among employeesDetermining the types of equipment to be used in performing work, or materials neededPlanning budgets for workMonitoring work for legal or regulatory complianceProviding for safety and security of the workplaceEssential Functions:Successful job applicants will be able to perform these functions.
